Idan Ben Shimon – Commercial Real Estate Group
Income-producing and investment property in Israel
A practical starting point for investors: define the brief, inspect the evidence, compare the costs and understand the uncertainty. Nationwide property sourcing with a Hebrew- and English-speaking contact.
Looking for income-producing property for sale? A sale listing does not establish that a tenant is in place or rent is being received. First distinguish an occupied investment from vacant property intended for future letting, then request lease terms, receipts and owner expenses for the particular property.
Define the investment brief
Specify the purchase budget, intended financing, holding period, preferred areas and acceptable exposure to vacancy, one tenant or substantial refurbishment. Include transaction and adaptation costs when setting the budget.
Distinguish evidence from projections
Ask for current leases, rent schedules, relevant receipt evidence and a breakdown of owner expenses. Separate asking rent, contracted rent and money actually received. Do not treat an advertised yield or a projected rent increase as a verified return.
Check the property and the transaction
Use independent legal, valuation, tax, planning, engineering and financing advice appropriate to the transaction. Review ownership and rights, permitted use, building condition, lease obligations and exit assumptions before committing.
Compare downside scenarios
Consider vacancy, a tenant default, repair costs, financing changes and a longer sale period. A location, tenant or past result does not guarantee future income or value growth.
