Idan Ben Shimon – Commercial Real Estate Group
Special-purpose property and complex deals across Israel
When a property category is not enough to describe your needs, start with the activity and the scope of the transaction. We help search for specialised commercial property across Israel, separate essential requirements from preferences and compare candidates. A listing classification does not establish operational suitability or confirm that the necessary adaptations are in place.
Confirm availability, price, specifications and permission to market before a viewing. Each property needs its own suitability assessment.
Clinics: start with the patient journey
Describe the treatment, number of rooms, reception, privacy, storage and specialist equipment. Assess accessibility, lifts, parking, acoustics and utilities against the specific activity. A suitable professional should review the adaptations, use and operating requirements before you rely on the layout of a previous clinic.
Clarify whether you need an entire clinic under a property lease or purchase, or a treatment room by the hour or session. These are different arrangements: a clinic listing does not establish hourly availability, shared services or equipment. State the required arrangement and verify it for each candidate.
Workspace, creative activity, hospitality and audiences
Coworking and studios
Compare light, acoustics, privacy, infrastructure and room or desk layouts. For a studio, also define equipment, noise and visitor needs. Coworking spaces · Coworking requirements · Studio listings · Studio requirements.
Halls
Describe the activity or events, audience, hours and equipment. Review circulation, facilities, deliveries, parking and safety with the relevant professionals. Listings classified as halls · Hall requirements.
Hospitality
Distinguish the building, operating business, furnishings and management agreements included in a proposed deal. Request appropriate supporting documents; room count alone does not establish income. Listings classified as hotels · Hotel property requirements.
Standalone buildings, parking and unusual spaces
For a standalone building, specify control over entrances, yard areas, systems and subdivision. This page does not promise available standalone-building inventory; send a standalone-building brief to explore options against your requirements.
For parking, check access, clearance, dimensions and vehicle circulation. For a basement, define the intended use and assess light, ventilation, damp, entrances and utilities. Other commercial spaces may require a broader review of plans, documentation and adaptation costs.
Clarify exactly what a complex deal includes
Separate buying or leasing the property from acquiring a business, equipment, operating rights or an agreement with an operator. Collect questions about the parties, documents, existing commitments, handover and responsibility for works, then review them with suitable professionals.
If the objective is investment, define it separately from the property type. The investment property route addresses the deal and its supporting information; investment is not a catalogue property type and does not promise income or returns.
- Describe the activity and essential conditions.
- Review suitable categories and clarify missing information.
- Arrange professional checks and a viewing before deciding on a proposed transaction.
Does your requirement fall outside a simple category?
Tell Idan about the activity, suitable areas, size, budget and timing. You can describe several alternative property types. Do not include patient or customer information or sensitive business documents.
