Logistics property for rent and sale in Israel

The right logistics facility is measured by how your goods move, not only by floor area. We help define requirements for a distribution centre, logistics operation or last-mile facility and compare properties across Israel. The initial search covers warehouses; not every warehouse is suitable for logistics, and each candidate needs an operational suitability check.

Confirm availability, price, specifications and permission to market before a viewing. Each property needs its own suitability assessment.

Start with throughput, peak periods and the goods

Record pallet positions or storage units, inbound and outbound volumes, orders per day and peak-period demand. Describe picking, packing, returns and any direct transfer between vehicles. This helps define working space and circulation alongside storage area.

Specify temperature, humidity, security or product-separation needs. Cold storage, food handling and other specialised operations need a property-specific review with suitable professionals. A warehouse label alone establishes none of these capabilities.

Follow the route from the road to the picking position

Yard and loading

Check access and turning space for your actual vehicles, loading positions, dock heights and entrance levels. Establish where vehicles can wait and whether receiving and dispatch can operate together without obstructing access.

Building and systems

Verify usable height, columns, floor loads, envelope condition and utilities. Ask the relevant professionals to assess racking, forklift circulation, safety systems and power before assuming capacity or approving adaptations.

Routes and people

Compare travel times to delivery routes and customers, staff access and parking. Check potential operating hours, neighbouring uses, service access and separation between pedestrians and vehicles on site.

Regional distribution or last-mile delivery?

A regional distribution centre may prioritise storage capacity, incoming trucks and links to major routes. A last-mile operation may depend more on proximity to delivery areas, frequent dispatch, van access and returns handling. Choose around the operating model rather than the label used in an advertisement.

Compare the orders or pallet volumes a professionally checked layout could support, not just rent per square metre. Include fit-out, racking, systems, staffing, relocation and downtime in the comparison, distinguishing confirmed facts from estimates.

Reduce uncertainty before a viewing or commitment

  1. Prepare the brief: delivery areas, floor area, height, yard, vehicle types, throughput, budget and relocation date.
  2. Assess warehouse candidates: clarify availability, specifications, permission to market and suitability questions before visiting.
  3. Plan the next step: review use, safety and operational requirements with the relevant professionals, then address works, preparation time and responsibility in the proposed terms.

Purchase and lease options can both be explored while comparing the full commitment and room for growth. Warehouses for sale and the warehouse guide are starting points; catalogue classification does not confirm logistics suitability.

Turn your operation into a property brief

Tell Idan about your delivery areas, volume, vehicles, space and target date. The form starts with warehouse selected so you can add your logistics requirements in the description. Do not include customer lists or sensitive operational documents.
