Land and plots for rent and sale across Israel

Idan Ben Shimon – Commercial Real Estate GroupCommercial property across Israel

A business land search starts with the intended activity: an industrial or commercial building, an operational yard or open storage. We help identify land and plots for rent and sale across Israel and compare options against your location, operating needs and timetable. Each intended use needs separate verification; a listing title does not establish the planning designation.

Confirm availability, price, specifications and permission to market before a viewing. Each property needs its own suitability assessment.

Define the activity before selecting the plot

Explain whether you need a future building, outdoor equipment storage, vehicle parking or a combination of yard and built space. Separate immediate operations from possible later expansion. A promising aerial image cannot establish what work, documentation or checks will be needed.

A plot advertised for sale or rent is not necessarily ready for your intended use. Ask the relevant professionals to establish the current position and suitability. Rezoning is not guaranteed and should not be assumed in the search brief.

Three checks to prepare before a detailed viewing

Ownership and rights

Request current rights documents and establish who can enter the proposed transaction. Ask your lawyer to review the rights offered, shared interests, existing commitments and any differences between the documents and the property description.

Planning and use

Ask a suitable professional to examine plans, designations, uses and restrictions relating to the plot. Distinguish approved conditions from pending applications and future expectations, then check what your particular activity would require.

Access and utilities

Check access for the required vehicles, levels, drainage, ground conditions and utility connections. Clarify necessary works, responsibility for them and what can be verified before deciding.

Compare usable area and costs on the same basis

One dunam equals 1,000 square metres. Distinguish the registered plot area, the area offered in the transaction and the area that may be usable after access, boundaries and constraints are checked. Land area is not building floor area, and the number of dunams does not establish building rights.

Clarify whether a quoted price covers the entire plot, one dunam or one square metre; for rent, confirm the payment period as well. Compare preparation, development, connections, maintenance and other charges to be clarified alongside the headline price. Both purchase and lease decisions should account for the time until use and flexibility to exit or expand.

Build a nationwide search from a precise brief

Identify preferred areas and acceptable travel times for staff, suppliers and customers instead of relying on one city name. Options in northern, central and southern Israel and the Jerusalem area can be considered where they meet the brief and can be verified.

  1. Define: intended use, area in square metres or dunams, purchase or lease, budget and entry date.
  2. Filter: separate essential conditions from possible adaptations and request missing property information.
  3. Verify: organise a focused viewing, collect questions for the relevant professionals and compare alternatives before negotiations.

Tell us what land your business needs

Share your preferred area, intended use, size, budget and timetable. Idan will clarify the requirements and next step. Do not upload rights documents or sensitive personal information through the public form.
